
It’s been a busy quarter here in the Pittsburgh office! Retail, office, and industrial teams each picked up a handful of listings, and the occupier services team is getting their steps in between tours; our research director’s been active with business development and extracurricular volunteerism, while operations and marketing has been holding down the fort at 525 William Penn Place.
The office market in the Steel City region continues to signal signs of recovery, as steady leasing activity, increasing rental rates, and positive net absorption indicate growing tenant confidence (likely in part due to company mandated RTO strategies). The area’s retail sector threw out some mixed signals in Q3, demonstrating an uptick in vacancy (with notable big box closures partially to blame), but a climb in asking rents and net absorption as well. Pittsburgh’s industrial scene continued to weaken amidst high construction costs and macroeconomic uncertainty, with asking rates and net absorption falling while overall vacancy rose by 0.4%.
