Sharpsburg Business Park maximizes site plan through innovative space reinvention
Located in an Enterprise Zone, along the 23rd St. Extension near Route 28 and the Highland Park Bridge, and just 7 miles from downtown Pittsburgh, Sharpsburg Business Park features two (2) newly renovated buildings, which total 147,775-square-feet of flex/office space. Extensive renovation efforts created this business campus, which offers parking directly adjacent to both buildings, as well as loading dock access.
Building A offers 101,828 SF, subdividable to 10,000 SF suites. Building B is fully leased. Building shell renovations are complete.
Nearly 54 years after its inception, the single building, home to a paper box manufacturer, was repositioned in 2008 as Sharpsburg Business Park. The structure underwent a complete transformation, backed by the power of architectural redesign by Friendship-based EDGE studio and renovation for improved efficiency and flexibility by project developer Sampson Morris Group.
The relatively tall steel structure of the existing building offered the functionality necessary for well-appointed warehouse/manufacturing space and high, dramatic ceilings for office space. The demolition of a large portion of the original single building maximized its use as a Business Park, delivering two buildings from one, to accommodate multiple tenants.
Today, visitors are welcomed by natural light which floods throughout the interior of each building through new glazed facades, created by splitting the existing warehouse into two separate buildings. Highway noise pollution has been reduced by replacing existing brick with 8” block, and interior space has been optimized by redeveloping an existing loading dock to create a new enclosed tenant space.
“Sampson Morris Group has done an outstanding job at recognizing the hidden value and then repositioning the former Industrial Paper property,” said John Bilyak, Principal & Director of Industrial Brokerage at Colliers International | Pittsburgh. “The flexibility, location and parking that the property offers are truly unique features in the Allegheny Valley Corridor.”
After its repositioning in 2008, Sharpsburg Business Park welcomed BAE Systems, a high-technology business that develops, delivers and supports advanced defense and aerospace systems. In 2010 Sharpsburg Business Park became home to Psychology Software Tools, Inc. (PST), a manufacturer of software and hardware for behavioral psychology, brain imaging, eye tracking, and assessment tools. They currently occupy office, conference and warehouse space within the second building in the Business Park.
Whether expanding, or relocating, business owners and tenants in need of office, lab or value added manufacturing space will approve of its close proximity to Aspinwall, Fox Chapel and Oakland.
